When a permit is required

Building permits are required for most types of home improvements, including new installations or replacements of the following:  decks, sheds, garages, driveways, fences, swimming pools, room additions, remodels, window replacements, door replacements, siding replacement, roof replacement and more.

Permit Process

Permit applications for single family residential roofs, emergency sewer repairs and temporary non-residential real estate sign permits are typically approve within 24 hours.  Otherwise, permit applications can take up to 10 business days to complete an initial review, and sometimes require changes to the plans before the permit can be issued.  Allow enough time to get the permit approved before the day you actually want to start construction. It is best to make sure your permit is approved before purchasing building materials.  Depending on the scope of work, numerous disciplines may need to review the permit which can extend the permit review period.

Contractor’s registration is not required, but we do require the roofing license, 055, 058 and a Letter of Intent (LOI) to be submitted with an online permit application every time the contractor applies for a permit in Addison.

Inspections

Once a permit has been approved and your project has started, inspections are required to ensure all work has been constructed in compliance with all applicable Village Codes. Depending on the type of construction proposed will determine the type and number of inspections required.  At a minimum, a final inspection is required. 

The inspections list is available through the portal and on the Permit Conditions document, which is emailed to the applicant of the permit upon issuance.

When a permit is not approved

Occasionally building permit designs are not approved because applications are not complete and/or the proposed construction does not comply with the zoning, building or floodplain regulations.

Permit applications can be incomplete and not accepted due to missing information needed for disciplines to complete their reviews.

Once a permit is not approved, the review process (10 business days) begins from day 1 once the revised plans are uploaded.  A permit review corrections notice, if revisions are needed, will be emailed to the applicant of the permit only.  All plans should be uploaded at the same time

General requirements for exterior projects include:

  • An accurate plat of survey or a site plan indicating the size and location of the proposed work, and existing improvements.
  • A detailed set of plans indicating the construction methods, types, and sizes of the construction materials proposed for the project.
  • Protect yourself from violations. Secure a permit before you start to build. Also, remember to call J.U.L.I.E. at 811 at least 72 hours before doing any digging.

General requirements for interior projects include:

  • A detailed floor plan indicating the size and location of the proposed work.
  • A detailed set of plans indicating the construction methods, types, and sizes of the construction materials proposed for the project.
  • A completed application form indicating the owners of the property, who is doing the work, and who is applying for the permit is required for exterior and interior projects. All projects require that the roofing and plumbing contractors hired to work on the site are properly licensed by the State of Illinois.
